Asphalt shingles are right for most homes: traditional look, lower up-front cost, 25 to 30 years of service here when installed correctly. We mainly install Owens Corning Duration and Malarkey architectural shingles, and we work with every brand and roofing material. Metal roofing, whether standing-seam, corrugated or ribbed exposed-fastener panels, stone-coated steel in shingle, shake or tile profiles, or metal shingles, costs more up front and lasts 40 to 60+ years, sheds snow, and is nearly immune to hail; it's the right call for steep pitches, rural and lakeside homes, shops, and anyone buying their last roof. Commercial and flat roofs get TPO or torch-down membrane systems with proper tapered drainage; we've done 200+ squares across four apartment buildings in under a month.

What we'll tell you straight: if your roof has five good years left, we'll say so and offer a cleaning or rejuvenation instead. If it doesn't, we'll show you why in photos, not adjectives.

Shaded north slopes, big pines, and wet springs mean most roofs around here grow moss eventually. Left alone, moss lifts shingle edges, holds water against the roof through freeze-thaw, and takes years off a roof that otherwise had plenty of life. Roof rejuvenation treatment goes a step further for mid-life asphalt roofs. As shingles age they lose the oils that keep them flexible, then crack, curl, and shed granules. A rejuvenation application restores flexibility and can add five or more years. It's a great fit for a 10-to-18-year-old roof that's structurally sound. It is not a fix for missing ice-and-water membrane, poor ventilation, or a roof that's already failing, and it doesn't change your roof's age in your insurer's eyes. We'll tell you which one you actually need.

Good fit if: your roof is mossy, shaded, or starting to look dry but doesn't leak; you're selling soon; or you want a low-cost inspection bundled with real maintenance.
